The Reallymoving Cost of Moving Report 2025 reveals that the average cost of moving home in England has risen to £17,831, an increase of 24% compared to 2024.
The main reason for the increase is the lowering of Stamp Duty thresholds in March 2025. Other increases include an 8.7% rise in conveyancing fees, increases in estate agent fees, and survey costs. Removal services costs have increased, but only slightly by an extra 1.5%.
First-time buyers have faced less steep moving cost inflation, paying on average an extra 6.5% compared to 2024.
The report says that there is a North/South divide with house moving costing less in the North. For example, the average cost of moving in North West England is £11,920, which is significantly less than the national average of £17,831. Moving in London is the most expensive at an average of £32,786. These differences mainly stem from the variation in property prices between the North and South of England, with property being more affordable in the North.
The report notes that the high cost of moving home prevents many homebuyers from moving.
The report identifies a trend for shorter moves, with a median distance moved of 10 miles. There is also a trend for downsizing, with an average of £129,000 equity released.
