Conveyancing expert wants easier home buying in 2026

Mike Stainsby, Commercial Director at Conveyancer Insights & Property Searches Direct Ltd, has suggested ways to make the conveyancing process quicker and simpler in 2026.

About one million properties are sold each year in the UK, but 20% to 30% of agreed sales fail to complete. To address this, Mike Stainsby proposes that more information should be available to buyers for all properties on the market, enabling them to make informed decisions based on all known facts about the property. The seller could be made responsible for search information that is freely accessible to all interested parties.

Mike Stainsby states that communication between conveyancers and buyers is often inadequate. After a conveyancer is appointed, the buyer might not hear any updates for weeks. Improved communication is necessary, but buyers should avoid asking pointless questions if they trust that the experienced conveyancer is handling the process.

Another improvement could be in the verification process, where buyers are asked to verify their identity multiple times. A potential solution here is for one identity check to be registered and accessible for sharing among all parties.

Home information packs are part of the government’s reform of home buying, but Mike Stainsby believes they are slow and too costly to prepare, with some unnecessary data requirements.
