Jorge Morley Smith and his partner, Carin Söderberg, love living in a cul-de-sac in Sevenoaks so much that, when they needed a bigger home, they moved across the road.
When a neighbour died, Jorge and Carin offered to buy the neighbour’s home from their relatives. The house was the same size as their own but, unlike theirs, had enough garden space for an extension. They decided to remain in their existing home while the extension was being built.
This meant that, for a while, they would own two homes and have to pay an extra £20,000 in stamp duty for owning a second home.
The renovations took around a year to complete, after which their existing home was sold. The extra £20,000 in stamp duty was refunded, as HMRC rules allow this if an existing home is sold within three years of purchasing a new home.
Although it may have been cheaper and more convenient to buy a larger house outside the cul-de-sac, it would not have been built to their specifications. Jorge says:
“We haven’t had to compromise. Everything was designed around our lifestyle. The plan was always for this to be our forever home, and that’s exactly what it is.”
