The 2025 CBRE European Office Occupier Survey has found that the main reason why companies expand their office space is a higher-than-expected number of staff returning to the office, instead of working from home.
Return to office policies have caused significant issues in businesses that do not have enough office space. One in three UK companies downsized their office space after employees continued to want to work from home after the COVID pandemic ended, but many workers are now required to return to working in the office.
Whilst a return to office working is the number one reason for office space expansion, the second major factor for this rise is business expansion, with companies recruiting more staff. Return to work policies are particularly popular in financial services companies, with 61% of these companies expecting staff to work from the office at least three days a week.
Typically, expanding office space necessitates a relocation to larger premises. CBRE identified employee location preferences as the main factor influencing location decisions, but costs and sustainability issues also inform decisions on where to move. CBRE identifies a trend to relocate to offices with better facilities that attract staff and improve the office environment.
