How long do people typically stay in their homes?

Research by property company Zoopla has revealed that UK residents who sold their homes within the 18-month period up to December 2024 spent, on average, nine years in their homes before selling.

People who own smaller homes tend to stay in them for a shorter time than those who own larger homes. This is typically due to households having more children and needing more space.

People living in areas such as Scotland and the North East with more affordable house prices are more likely to move sooner. Whilst mortgage rates have increased in all regions, in some parts of the UK, the cost of moving is lower which makes selling and buying a new house more attractive.

House prices in London are typically higher, which is a big reason why Londoners stay longer in their homes. People living in Kensington and Chelsea spend an average 13 years in their homes.

The senior property researcher at Zoopla, Izabella Lubowiecka, gave this advice:

“As the market continues to settle in 2025, those considering selling should get in touch with local agents to understand the value of their current home, what demand for a home like theirs looks like and what they can afford to buy.”
