Major changes to the homebuying process announced by the government aim to reduce stress and save time for homebuyers and sellers.
Legislation will make it compulsory for sellers to provide sales packs when a home is listed. These packs detail a home’s condition, lease costs, and the home-buying chain status to help buyers make more informed decisions about purchasing a home.
Eventually, a fully digital system will replace paper forms and documents. AI-assisted conveyancing systems will be more accurate and quicker. Buyers and sellers will be able to track the progress of the sale easily.
An agreement to buy a home will become binding at an earlier stage to prevent buyers and sellers from walking away from deals months after negotiations have started, unless there is a legitimate reason to do so.
A new Code of Practice will be introduced to raise the standard of estate agents so that they can be trusted to support buyers and sellers.
The average home purchase takes 120 days to complete, with a third falling through. The government hopes that these reforms will fix what they call a broken system. Prime Minister Keir Starmer said:
“Our reforms will bring this outdated process into the modern age, saving people time and money, and giving them the certainty they deserve.”
