Property website Zoopla has published an analysis of home rental costs in the UK during 2025. The average monthly rent for the whole of the UK is £1301, but this reduces to £1039 if London is excluded from the calculation.
Unsurprisingly, London is the most expensive place to rent a home, with an average monthly cost of £2,192. Some London districts are less expensive, with average rents in Croydon costing £1,591 and Sutton £1,593.
Homes are generally cheaper to rent outside major cities. The least expensive homes are in the North East, where the monthly average rent is £748. The cheapest city to live in is Burnley, where rents average £634 per calendar month. Sunderland is second at £659, followed by Middlesbrough at £665.
Zoopla says that supply and demand in the rental home market are rebalancing after years of significant rent rises, with more homes available at reasonable costs. UK rent costs rose in 2025, but at an average rise of 2.4%, growth is slowing. The Yorkshire and Humber region has grown less, with a rise of just 1%. Rental growth in London is slowing down with a 1.7% rise.
In some areas, rents have risen by considerably more than the UK average. Belfast’s average rental costs have grown by 9.1%. In Newcastle, the average rent rise is 5.1%, with Liverpool lower with a rise of 3.8%.
