According to an annual Cost of Moving report, the average cost of relocating to Wales has fallen to £11,677 in 2025 compared to £12,047 in 2024, a decrease of 3.1%.
Rob Houghton, the CEO of reallymoving, which published the report, says that the cost of moving has fallen, but remains expensive enough to put some off moving.
The main reason for the fall in moving costs is the decrease in the Welsh Land Transaction Tax. The median house price has also fallen from £315,000 to £305,000.
Some other costs have risen. Survey fees are up by 10.3%, conveyancing fees by 6.2% and estate agent fees by 1.2%. Energy Performance Certificates are unchanged at £65.
People often move to Wales for its natural beauty, vibrant culture and friendly people. The cost of living is generally less than in the rest of the UK. The average price of property is about a quarter less than the UK as a whole, and rents are about 20% lower.
