Property company Savills has published an article on incentives for buying new-build homes offered by housebuilders.

In 2025, there was an increase in the number of developers offering incentives to secure sales. There are many types of incentives available, including Deposit Unlock, which is designed to make it easier to find a competitive mortgage interest rate with a 5% deposit on a new-build home.

First Homes is a scheme that offers a discount on a new build home for first-time buyers. Assisted Move, also known as Help to Sell, Easymove and Movemaker, helps you sell an existing home so that you can buy a new home without a house-buying chain. Many builders will buy your existing home as part exchange for a new build home.

Help Selling Your Home is a scheme where the home builder either pays for the marketing of an existing home or does the marketing for you after a new build plot has been secured.

Shared Ownership is a scheme for those who cannot afford a deposit on a home. Buyers can buy between a 25% and 75% share of the new home, pay rent for the remaining share, then buy that share at a later date.

Key Worker Discounts are available for homebuyers who work for the NHS, police, fire services, education and other public services.
